JACKSBORO, TN (WLAF) – A public hearing regarding an amendment changing the minimum lot size regulations for privately held public sewer systems for a subdivision lot expansion at Lakeside Estates was held at Monday’s Campbell County Planning Commission meeting.

The amendment was to change the minimum lot size requirements from 20,000 square feet down to 12,500 square feet for a subdivision with “privately owned public utilities.”

“If you have a privately owned public utility, you can have a minimum lot size of 12,500 if it’s certified by the Tennessee Public Utility Commission and the Tennessee Department of Environmental Conservation,” said county planner Jordan Rockwell. 

He also said that private systems are “more regulated by the state and are a lot more sophisticated now.”

“We felt comfortable to drop the minimum lot size down. We feel comfortable they can manage the system; they have a backup drip field and a bond through the state,” Rockwell said.

The amendment passed with a vote of eight to two. 

Also approved at Monday’s meeting was a minor lot subdivision for Wes Kennedy on Whitman Hollow Road. Kennedy said he was subdividing his property to sell part of it.

A minor lot combination for Matthew Ginele on Suncrest Cove Road was approved upon Rockwell’s recommendation. 

The planning commission briefly discussed the major lot subdivision for Lakeside Estates on Pool Road and approved its preliminary plat. A final plat will have to be approved at a later date.

The final item on the agenda was a minor lot subdivision for Archie Baird on Bungalow Hollow Lane.
